How long does it take to buy/sell a home?
There is a range of many different factors at play when buying and selling a home. The number of people and professionals involved throughout the entire process means there is a huge variation. The average timeline from listing to completion is 5-6 months.
How much do I have to pay an agent to help me buy/sell a home? What other fees am I obligated to?
Buyers and Sellers are responsible for paying for different fees. Standard practice is that the Seller pays the real estate commission of both the listing agent and buyer’s agent. A common commission is 6% of the purchase price of the property. A Seller can negotiate the terms of the listing agreement. Some agents have more flexibility than others. The fee is paid at closing by the Seller unless other arrangements have been made.

Seller’s Closing Costs

  • Commission – 6% of sales price
  • Mortgage Payoff – Subject to loan balance
  • Doc Stamp Tax – $7.00 per $1,000
  • Taxes Prorated – Current year taxes are prorated at closing
  • Title Abstract – $175 – $250
  • Municipal Lien and Tax Search – $250 – $450
  • Document Preparation – $250 – $350
  • Deed and/or Recording Fees – $10.00 for first page; $8.50 for each additional page
  • Additional costs to be determined by the Sales and Agreement Contract:

Buyer’s Closing Costs

  • Property Survey (if the seller does not have an updated survey) – $300 – $450
  • Property Inspection – $350 – $800
  • Professional Appraisal – $300 – $500
  • Mortgage Loan Fee – Contingent on loan amount
  • Mortgage Recording Fee – $10.00 for first page; $8.50 for each additional page
  • Doc Stamps – $3.50 per $1,000 of mortgage amount
  • Intangible Taxes – $2.00 per $1,000 of mortgage amount
